Understand where you stand when it comes to planning permission.

The construction of new buildings, substantial alterations and additions or a fundamental change of use of land or buildings will, in most cases, require planning permission.
 
Planning permission is not generally needed for internal alterations to buildings that do not affect their structure or external appearance, for small external works, or most works of repair and maintenance. However you should always check first.
 
Different planning requirements apply in Conservation Areas or for Listed Buildings.
 
However, there are some forms of development, which do not require planning consent, or are granted consent by statute or other statutory instrument.
 
You have certain Permitted Development Rights for both domestic and commercial proposals.
 
Changes of use may also be permitted without requiring planning permission.
 
YOU SHOULD ALWAYS CHECK WHETHER PERMISSION IS REQUIRED FOR YOUR PROPOSED DEVELOPMENT.
 
Do I need planning permission to:
Extend My House
Possibly. But you have certain permitted development rights that allow extensions without permission.
Build a Garage / Shed / Swimming Pool
Possibly. But you have certain permitted development rights that allow new buildings within residential property without permission.
Extend My Garden Into Adjoining Fields / Paddocks
Almost certainly YES. Check with your Local Planning Department. Agricultural land cannot usually be turned into 'garden' without planning permission.
Use My Property For Holiday Accommodation
At the moment domestic property can generally be used for holiday purposes without necessarily causing a change of use to occur. But check for limiting planning conditions that may apply to your property.
Use My Holiday Home To Live In Permanently
This depends upon the circumstances. A house used for holiday purposes may not give rise to a change of use, but if the property was erected specifically for holiday purposes then planning conditions may limit the occupation. A planning permission would be required for a change of use in those circumstances.
Erect A Wall / Fence
Possibly. But you have certain permitted development rights that allow fences / walls etc to be without permission.
Install A TV Aerial Or Satellite Dish
But you have certain permitted development rights that allow some installations without permission.
Demolish A Building
Demolition does not usually require planning permission except in certain circumstances, but you cannot then rebuild on the site without planning permission. Demolition of Listed Buildings requires Listed Building Consent and special provisions apply in Conservation Areas.
Convert An Office To A Flat
You will need to obtain planning permission for a change of use.
Turn My Car Showroom Into A Shop
Until recently by virtue of the General Permitted Development Order and the Use Classes Order a car showroom could be converted into a Shop (Use Class A1) without planning permission. Changes to the Use Classes Order now preclude such changes and planning permission is required.
Install Replacement Glazing
Usually this will be treated for planning purposes as permitted development, but there are some specific circumstances where planning permission will be required.

These are:-
Where the property is a Listed Building
Where the Property is in a Conservation Area
Where there are limiting conditions applicable to the property
 
From April 2002 all replacement glazing comes under the scope of the Building Regulations for thermal insulation purposes.
Use My Garage To Provide Additional Living Accommodation
Planning permission is not usually required for attached or integral garages to wholly residential properties as the garage and living accommodation are both ancillary to the residential use of the property. You should check to make sure that no specific planning conditions prevents such a change. This may occur on more recently built properties where a condition is applied to ensure the garage is retained solely for parking of a car.
Changing a garage door to a flush window, or internal alterations only, will not usually require consent, but a bay window might.
Detached garages should be checked with the planning department as they may require permission in some circumstances.
 
Building Regulation approval will be required in all circumstances.
